When Replacement Is NOT Necessary
If the concrete itself is still structurally sound — meaning no large broken pieces, crumbling, or severe spalling — it can almost always be leveled instead of replaced. Common issues that foam leveling fixes include:

- Water pooling on the surface
- Trip hazards at control joints

How Patio Leveling Works
Patio leveling with polyurethane foam is a straightforward process:
- Assessment: We identify which sections have settled and how much correction is needed
- Drilling: Small 5/8-inch holes are drilled through the settled sections (about the size of a penny)
- Injection: Two-part polyurethane foam is injected through the holes. It expands beneath the slab, filling voids and lifting the concrete back to grade
- Patching: The drill holes are filled with matching concrete patch
- Cleanup: We clean up and you're done — walk on it immediately
The entire process typically takes 1-3 hours for an average patio. Compare that to 3-7 days for demolition, forming, pouring, finishing, and curing a new patio.
What About the Cracks?
Many homeowners assume that cracks mean the patio needs replacement. In most cases, that's not true. Hairline and moderate cracks are cosmetic — they don't affect the structural integrity of the slab. Leveling the concrete can actually prevent cracks from getting worse by removing the stress caused by uneven settlement.
If you want to improve the appearance after leveling, cracks can be sealed with a flexible polyurethane caulk that matches the concrete color.
